* * * * Official Publication MINNEAPOLIS NOTICE OF PUBLIC HEARING ————— (Published in Finance and Commerce October 16, 2020) ————— Notice is hereby given that the Minneapolis Planning Commission will hold a public hearing pursuant to Chapter 525 of the Minneapolis Zoning Code on Monday, November 2, 2020 at 4:30 p.m. to consider the applications listed below. Due to the declared local public health emergency, Minneapolis has transitioned to an electronic format for its public meetings and hearings, authorized under Minn. Stat. Section 13D.021, to minimize the risk of exposure to or potential spread of COVID-19. The public may view the public hearing using the following options: Watch on Comcast Channel 14 or 799, CenturyLink Channel 8001 or 8501, or live on www.minneapolismn.gov/tv/city counciltv. The public may submit comments or participate by phone in the meeting by using the following website: www.minneapolismn.gov/meetings/index.htm . 1. Damaris Hollingsworth with Design by Melo, on behalf of North Bay Companies, has submitted the following land use applications for the property located at 1129 8th St SE: • Variance to reduce the front yard setback along 8th St SE. • Variance to reduce the front yard setback along 12th Ave SE. • Variance to reduce the east interior side yard setback. • Variance to reduce the minimum off-street parking requirement. • Variance to reduce the minimum long-term bike parking requirement. • Site plan review to allow a new three-story, four-unit residential building. 2. Curt Gunsbury, of Solhem, has submitted the following applications to allow a seven- story mixed-use building with approximately 5,400 square feet of commercial space and 229 dwelling units, located at 416-420 Hennepin Ave E in the C2 Neighborhood Corridor Commercial District and the PO Pedestrian Oriented Overlay District: • Rezoning the property from the C2 Neighborhood Corridor Commercial District to the C3A Community Activity Center District. • Conditional use permit to increase the maximum height of a principal structure above 4 stories or 56 feet, whichever is less. • Variance of the PO Pedestrian Oriented Overlay District standards. • Variance to increase the maximum floor area ratio. • Site plan review. • Vacation of right-of-way. 3. Five Twenty One, LLC has submitted an application for a variance to reduce the corner side yard setback adjacent to 6th Ave NE for an electrical transformer at 521 Main St N. 4. Dave Edquist has submitted the following land use applications to allow the reconstruction and expansion of an automobile convenience facility at 2322 Washington Ave N: • Conditional use permit for an automobile convenience facility. • Site plan review. 5. Gretchen Camp, of ESG, has submitted the following applications to allow a seven-story mixed-use building with 143 dwelling units and approximately 2,800 square feet of commercial space, located at 2841 Hennepin Ave, in the C3A Community Activity Center District and the PO Pedestrian Oriented Overlay District: • Conditional use permit to increase the maximum height of a principal structure above 4 stories/56 feet. • Variance to increase the maximum floor area ratio. • Variance of the PO Pedestrian Oriented Overlay District standards. • Variance to reduce the minimum front yard requirement along Hennepin Ave. • Variance to reduce the minimum front yard requirement along Girard Ave S. • Variance to reduce the minimum interior side yard requirement along the north property line adjacent to the alley. • Variance to reduce the minimum interior side yard requirement along the south property line. • Site plan review. • Vacation of a portion of the adjacent alley. 6.
